This Room Rental Agreement (the "Agreement") is made and entered into on ___________________ (the "Effective Date") between:

Landlord hereby rents to Tenant a furnished room (the "Room") at 180 Ladybug Lane, Cedar Creek, TX 78612 (the "Property"). The specific room is: _______________________________ (e.g., #710 Loop / Downstairs Efficiency, #102 Mars / Cottage West, #202 Starship / 2nd floor SW master, etc.).
Tenant has the non-exclusive right to use shared common areas of the Property including the kitchen, living room, and shared bathrooms (as applicable to the room rented). The Downstairs Efficiency includes its own private entrance and kitchenette.

Rent received after the 5th day of the month is considered late. A late fee of $10 per day shall be added for each day rent remains unpaid after the 5th, until paid in full. Late fees are in addition to the monthly rent.
Upon signing this Agreement, Tenant shall pay a security deposit of $_______ (typically equal to one month's rent). The deposit will be returned within 30 days after move-out, less any deductions for unpaid rent, damage beyond normal wear and tear, or cleaning costs.

Internet is included. The property provides enterprise-grade internet routed through a Ubiquiti Dream Machine with three independent carriers (AT&T, T-Mobile, Starlink) for bonding and failover. No additional internet charges.
The Room is provided furnished. An inventory of furnished items will be attached as Exhibit A and signed by both parties at move-in. Tenant agrees to return all furnishings in the same condition as received, less normal wear and tear.
The Room shall be used solely as a private residence for Tenant. Tenant shall not:

Pets are not permitted without prior written consent from Landlord. If Landlord approves a pet, an additional pet deposit may be required.
Landlord shall maintain the property in a habitable condition and promptly address requested repairs. Tenant shall promptly notify Landlord of any maintenance issues. Tenant shall be responsible for damages caused by Tenant or Tenant's guests.
Landlord may enter the Property at reasonable times with at least 24 hours notice for inspection, repairs, or showings, except in case of emergency.
Either party may terminate this Agreement with 30 days written notice. Tenant shall return all keys and leave the Room in clean condition. Failure to provide proper notice may result in forfeiture of security deposit.
This Agreement shall be governed by and construed in accordance with the laws of the State of Texas.
This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions and agreements.
