This Room Rental Agreement (the "Agreement") is made and entered into on ___________________ (the "Effective Date") between:

Landlord: Paul Walhus, 180 Ladybug Lane, Cedar Creek, TX 78612 ("Landlord")

Tenant: _________________________________________ ("Tenant")

1. Premises

Landlord hereby rents to Tenant a furnished room (the "Room") at 180 Ladybug Lane, Cedar Creek, TX 78612 (the "Property"). The specific room is: _______________________________ (e.g., #710 Loop / Downstairs Efficiency, #102 Mars / Cottage West, #202 Starship / 2nd floor SW master, etc.).

Tenant has the non-exclusive right to use shared common areas of the Property including the kitchen, living room, and shared bathrooms (as applicable to the room rented). The Downstairs Efficiency includes its own private entrance and kitchenette.

2. Term

This Agreement begins on ___________________ and continues on a month-to-month basis until terminated by either party with at least thirty (30) days written notice.

Rent received after the 5th day of the month is considered late. A late fee of $10 per day shall be added for each day rent remains unpaid after the 5th, until paid in full. Late fees are in addition to the monthly rent.

5. Security Deposit

Upon signing this Agreement, Tenant shall pay a security deposit of $_______ (typically equal to one month's rent). The deposit will be returned within 30 days after move-out, less any deductions for unpaid rent, damage beyond normal wear and tear, or cleaning costs.

6. Utilities

Utilities are NOT included in rent. Tenant agrees to pay a proportional share of the property's monthly utility bills (water, electric, gas, trash) calculated and billed monthly by Landlord. The proportional share is based on the number of occupants and the room's usage.

Internet is included. The property provides enterprise-grade internet routed through a Ubiquiti Dream Machine with three independent carriers (AT&T, T-Mobile, Starlink) for bonding and failover. No additional internet charges.

7. Furnishings

The Room is provided furnished. An inventory of furnished items will be attached as Exhibit A and signed by both parties at move-in. Tenant agrees to return all furnishings in the same condition as received, less normal wear and tear.

8. Use of Premises

The Room shall be used solely as a private residence for Tenant. Tenant shall not:

  1. Sublet the Room or assign this Agreement without Landlord's written consent
  2. Use the Room for any unlawful purpose
  3. Cause unreasonable disturbance to other tenants in the house
  4. Damage the Room, common areas, or furnishings
  5. Have overnight guests for more than three (3) consecutive nights without Landlord's consent

9. House Rules

Tenant agrees to abide by the following house rules:

  1. Quiet hours are from 10:00 PM to 7:00 AM daily
  2. Common areas (kitchen, living room) shall be kept clean after use
  3. Personal food and items in the kitchen shall be labeled and stored in designated areas
  4. No smoking inside the house
  5. No illegal substances on the premises
  6. Trash and recycling shall be taken to the proper bins
  7. Tenant shall be respectful of all other tenants and the Landlord

10. Pets

Pets are not permitted without prior written consent from Landlord. If Landlord approves a pet, an additional pet deposit may be required.

11. Maintenance and Repairs

Landlord shall maintain the property in a habitable condition and promptly address requested repairs. Tenant shall promptly notify Landlord of any maintenance issues. Tenant shall be responsible for damages caused by Tenant or Tenant's guests.

12. Right of Entry

Landlord may enter the Property at reasonable times with at least 24 hours notice for inspection, repairs, or showings, except in case of emergency.

13. Termination

Either party may terminate this Agreement with 30 days written notice. Tenant shall return all keys and leave the Room in clean condition. Failure to provide proper notice may result in forfeiture of security deposit.

14. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of Texas.

15. Entire Agreement

This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions and agreements.
